Terms

The basis on which we provide residential property management and maintenance coordination.

Scope of services

We provide residential property management and maintenance coordination. The specific scope for a building — what is inspected, cleaned and maintained, and how often — is set out in writing and agreed before work begins. Nothing outside that written scope is included.

Quotations and confirmation

Management fees are quoted on request, either as a periodic fee or as a project price in euros, according to the size of the building and the scope agreed. Indicative figures are confirmed in writing before any engagement starts. No figure quoted at enquiry stage is a final commercial term until it has been confirmed in writing.

Payment

Payment terms, invoicing intervals and the currency of payment are confirmed with the written scope. Work does not begin before the scope and terms are agreed.

Repairs and contractors

Repairs and building works are carried out by independent contractors, not by us. We coordinate the work, schedule it and check completion, but we are not the party carrying out the trade work. Where a repair is urgent we will act to make the situation safe and inform the owner as soon as practicable.

Cancellation and changes

Management arrangements can be ended or varied on the notice set out in the written scope. Instructions for works already placed with contractors cannot be cancelled where the contractor has begun or ordered materials.

What we do not guarantee

We do not guarantee rent levels, rental income, investment returns or any particular financial outcome for a property. We manage buildings; we do not advise on investment performance.

Complaints

If something has gone wrong, write to support@oneillproperty.org with the building, the date and what happened. We will acknowledge the complaint and set out what we propose to do.
