Management services
What we take on for a residential building — inspected, arranged and recorded, with the scope of each building confirmed at handover.
Five strands of work
What managing a building actually involves

Communal inspections
Scheduled visits to halls, stairwells, entrances, bin stores and shared grounds, with the condition of each area written up after every visit.

Cleaning arrangements
Agreeing and monitoring cleaning of shared areas on a fixed cycle, rather than waiting for someone to report a problem.

Routine building maintenance
Keeping the fabric of the building in order — periodic checks, planned upkeep and small works scheduled before they become large ones.

Shared facilities
Overseeing shared services and equipment serving the building, and arranging servicing where it is needed.

Repair coordination
Assessing and prioritising reported faults and coordinating independent contractors. We are the coordinator, not the contractor.

Resident communication
Keeping residents and owners informed of what is planned, what has been done and what is still outstanding.
Where we stop: we do not market flats, negotiate tenancies or handle rent, and we do not present ourselves as an in-house building firm. Where a repair needs a trade, we coordinate an independent contractor and check the work.
Fees. Management fees are quoted on request and confirmed by arrangement once the building and the scope of work are known — we do not publish a single flat rate that is meant to fit every building.
